Every second IT family we meet in Indirapuram arrives with the same spreadsheet open on their laptop: Dwarka Expressway tab on the left, Noida Expressway tab on the right, and a budget range that straddles both. The two corridors have become the default shortlist for a senior engineer or product manager earning ₹40–90 lakh a year. Pick Noida Expressway if:

- You want a ready-to-move 3 BHK with mature society amenities today
- You care about schools, hospitals, and daily-use retail being fully built out
- Your budget is ₹1.6–2.4 Cr and you want deep resale optionality
- You see yourself staying 10+ years
Pick Dwarka Expressway if:
- Your office is in Cyber City / Udyog Vihar / Aerocity
- You fly for work every fortnight
- You have a 5–7 year horizon and want capital appreciation runway over completed amenities
- You're comfortable with some construction dust for another 18 months in exchange for upside
- You want to avoid the NCR-wide post-Jewar bidding war that's already forming east

Honest risks on each side
Noida Expressway risks: a lot of price is already in. The +62% 3-year and +145% 5-year moves on Sector 150 mean you're no longer buying cheap. If rates soften or GCC hiring stalls, the top end wobbles first. Also — leasehold title on most of this stock; factor lease rent and transfer charges.
Dwarka Expressway risks: school and hospital depth is still thin. A family with school-age children will spend more on logistics than on Noida. Some older RERA-registered projects had legacy delays; verify completion status project-by-project, not just "the corridor". And the pricing on Sectors 113/114 already assumes the Silver Line — if that slips, a correction is on the table.
